Using YouTube To Sell Real Estate And Other Products
I must admit that when YouTube’s algorithm decided to show me videos about million dollar homes complete with huge infinity pools, I can’t help but watch a few of these videos although I fully know that I can’t possibly afford one even if I worked for a million years.
I think my attitude is the same as the people who watch videos of expensive sports cars that cost millions of dollars and are not really practicable for everyday use. These houses and sports cars are aspirational items.
In fact, no less than Wikipedia has a long article about this. Just use the search term “Aspirational Brands” when you are searching Wikipedia to get a good idea of what this term is.
But not only real estate and cars, there is an entire group of luxury items that are beyond the reach of the ordinary person. Jewelry, watches, clothes, vacations, personal services and so on can be seen being advertised in YouTube videos to make ordinary people feel inadequate with their wallets.
IS THIS OF ANY HELP TO ME?
Perhaps you might not know it yet, but YouTube is actually a free online advertisement tool for you which would enable you to sell any product. Let us take for example the YouTube car channels AutoTrader and CarWow.
These two YouTube channels could make money (if they haven’t already) by serving as ad agencies for the cars that they review on their channel. They can also offer car buying advise to prospective car buyers.
The same goes for YouTube house sellers. They can make money by serving as ad agencies for the house they featured in their video as well as by offering real estate advise to prospective real estate buyers.
The same goes for jewelry, watches, clothes and so on. For example, a watch company may pay these people to feature the company’s watch in their videos. These video content producers may also give advise to people on which watches make good investments.
As can be seen, these video content producers make money by positioning themselves as the professional experts in a certain product. And as we know, being a professional expert in something is a money making skill in itself.
FOR SIMPLICITY’S SAKE
Trying to tackle the entire gamut of aspirational items that can be sold on YouTube videos would be a very lengthy article. This article would instead concentrate on real estate which is arguably the most hardest thing to sell.
And why is this so? Real estate is usually the most expensive purchase a person or a family does. Cars may also be expensive, but next to real estate, cars are way, way more cheaper to purchase.
The average person in fact only buys a single real estate in their entire lives which they also pay for during mostly their entire lives as well. Real estate in fact has become so expensive that a lot of people today are unable to afford this.
Just consider the number of years a person or a family have to save just to be able to afford a downpayment of a house. The real estate market has become so expensive that people are buying smaller and smaller houses for higher and higher prices.
This is probably a good reason to ask ourselves why real estate sellers of million dollar properties bother to post videos of these kinds of properties, fully knowing that most of the watchers of this videos would not be able to afford these properties.
THE BENEFITS OF REAL ESTATE POSTINGS ON YOUTUBE
If you Google the search keywords “posting real estate listings on youtube,” you would come across plenty of articles regarding the business of posting real estate in YouTube. This is just a small proof that such real estate selling practices are popular.
Not only on Google search would you find that real estate selling is popular, but in YouTube itself. Just use the search keywords “house for sale” for example and you would be taken to a lot of videos about houses being featured for sale.
Even condominium units that are being pre-sold are being advertised in YouTube. You may be missing the boat if you are a real estate seller and you don’t make videos of the real estate properties you are selling.
YouTube Has A Global Reach
Let us consider the average customer reach of a common real estate agent. I find real estate sellers/agents can usually be found in shopping malls or big supermarkets where there is a lot of foot traffic.
You can see a lot of them holding a lot of printed real estate brochures which they usually have to aggressively place in the hands of a busy and an uninterested shopper. These brochures usually get thrown away the first chance the shopper gets.
Another would be real estate posters plastered on random walls all across a place. People usually walk pass these without even giving them a second look, not only are these two methods costly because you have to print on paper, but people usually ignore them.
Another thing we have to consider is this, once these brochures and posters ran out, so is your advertising campaign. Contrast this to a YouTube video which can be seen globally and does not require a lot of repeat costs, and you see who is the winner.
YouTube Gives You Unlimited Advertising Time and Creativity
By not being limited to real estate brochures and posters which only give limited information to prospective real estate buyers, you are able to create a video advertising which would entertain your prospective real estate buyers so much that they would at least be interested in taking a second look in the real estate that you are selling.
I for example saw a video of a million dollar mansion which shows people enjoying the facilities of the million dollar mansion. The movie like appeal of the video advertisement held me long enough to watch the entire video even though it is just an advertisement.
Could this kind of advertising work for simple houses and even apartments as well? I think so. As I’m actually making this article, I am watching a real estate agent in Japan demonstrate the facilities of a brand new house he was selling.
He was demonstrating how the faucets, the bathtubs and the other features of the house. He only needs to do this once and the video of his sales pitch can be repeated over and over again online.
The beauty of this is that since the video is online, the only thing he needs to do is to make sure that his prospective customers know that his sales pitch video exists. The price of the house he was selling was nearly half a million dollars, but I don’t care. Somehow my brain thinks that this is a fair price. Clever marketing…
PRODUCT PLACEMENT
Something I don’t get to see yet in these real estate YouTube presentation videos is product placement. You might think that there is no room for product placement in these videos, but let’s have an example.
Let us assume that the real estate agent was showing the amenities of the house that they were selling. He happened to talk about the security system or even the simple faucet in the bathroom or kitchen.
A person may become interested in the security system or the faucet and may intend to buy one, but they are at a loss on what the security system or the faucet is. A simple mention of the name of these two objects could be a big help to the watcher of the video.
And this could be a source of revenue for the real estate agent who creates these videos. He may go to an agreement with the manufacturers of these products where he earns a commission everytime his video manages to produce a sale for the manufacturers of the product.
This could be as simple as an affiliate marketing link to the videos they are creating. Their commissions don’t only have to deal with the amenities in the real estate itself, but could also be for other products related to the real estate like shopping or entertainment companies.
THE MISSING INFORMATIONS
Another thing I think many YouTube real estate selling videos are missing are economic opportunities, transport condition and landmark preferences. If you are selling real estate via YouTube already, you might consider these.
Economic Opportunities
People usually only spend a great bulk of their day in two places only. The first one being the place they do their work which is usually an office, a shop or a factory, and the second one being their homes where they rest after a day of work.
It is no coincidence however that people locate their homes near places close to the places they work in. Being a seller of real estate in YouTube, your sales pitch would greatly be enhanced when you also mention the economic opportunities present near the real estate you are selling.
Are you thinking what I’m thinking now? Place of work and place of rest. Can you leverage your knowledge of the job conditions in the area where you are selling real estate to also become a sort of job recruiter?
Let us say that you are selling real estate in an area near a big mine which is actively recruiting miners. You can entice people to buy real estate based on the mining jobs available and you can entice people to apply for mining jobs based on the real estate you are selling.
Transport Conditions
Another thing you need to consider when you are selling real estate thru YouTube are traffic conditions. Many people are enticed by transport conditions that fit their situation. You can utilize your knowledge of the real estate you are selling to sell their transport condition benefits.
Perhaps this is best illustrated in an example. In Australia, the most expensive real estates are usually found near places close to the train stations. Entire apartment complexes and even malls have even been constructed on top of train stations.
The reason is pretty obvious. Being located directly on top or near a train station frees you up from having to use more cumbersome public transport like buses and taxis. It also frees you up from having to own and maintain your own car.
If you sell real estate with no spaces for parking, it would be great if you would concentrate on real estate near train stations and public transport stations. This would probably result in you selling more real estate for lesser effort. You should therefore highlight transport conditions.
You can even make money by coordinating with transport providers. If you happen to chance upon a real estate buyer with special transport needs like an invalid or one who only shops during the weekends, you can coordinate with a transport provider to service their special needs.
Landmark Preferences
Perhaps the best example of this would be if you offer real estate near a well known mountain famous for its hiking and camping activities. You could easily attract people who want to have active outdoor lives like hiking and camping when they buy real estate.
Again, you could earn commission and other income by allying your real estate selling activities with selling other products. In this case, mountain tourism. You can partner with tourism companies that offer hiking and camping activities for example to earn money.
You could offer these other products by actively engaging with people who contact you via your YouTube channel. In essence, your YouTube channel is just your free advertising and marketing medium.
CONCLUSION
Though we have largely used YouTube video real estate selling, we can clearly see that YouTube is a global advertising platform to sell almost any product. These products can range from candies which costs only a few cents to multimillion dollar mansions.
The most important thing to consider when selling anything to YouTube is that you can bundle seemingly similar and dissimilar products and sell them all in one YouTube video. You only need a well designed video presentation to do this.
